Leading HVACR industry association signs early 12-year lease extension, reaffirming its long-term commitment to the Arlington office property
Carr Properties (“Carr”), a leading owner, operator, and developer of premium quality office and residential properties, today announced that the Air-Conditioning, Heating, and Refrigeration Institute (AHRI), the national trade association representing the HVACR and water heating industry, has signed an early 12-year lease renewal at 2311 Wilson in Arlington, Virginia. With the agreement, AHRI will continue to occupy 25,063 square feet on the 4th floor, extending its lease through 2038. The lease renewal brings 2311 Wilson to 98% leased.
“It’s a pleasure to not only continue our longstanding relationship with AHRI at 2311 Wilson, but to see their continued commitment to the space and the neighborhood,” said Ryan Lopez, Senior Director of Leasing at Carr Properties. “Their early renewal speaks to the enduring appeal of the building’s transit-oriented location, top-tier amenities, and vibrant mix of ground-floor retailers — all of which make it an ideal home for organizations seeking a well-connected workplace.”
AHRI is the national trade association representing manufacturers of heating, ventilation, air conditioning, refrigeration, and water heating equipment. Its members produce over 90% of residential and commercial HVACR products sold in North America, and the organization plays a key role in standards development, certification, and policy advocacy.
Located in the heart of Arlington, 2311 Wilson is a 180,000-square-foot, LEED Gold certified Class A office building which Carr delivered in 2018. The eight-story property includes a rooftop deck that provides sweeping views of Northern Virginia and Washington, D.C. and a range of on-site amenities including a high-end fitness center, secure bike room, conference facility, and convenient garage parking. The building also features street-level retail including [solidcore], For Five Coffee Roasters, The Merit School of Arlington, and Wells Fargo. Situated one block from the Court House Metro station and near major roadways and airports, 2311 Wilson offers direct access to regional transit and a highly walkable, amenity-rich environment.
