Over the last few months, we have seen the world take numerous measures in an effort to contain the spread of COVID-19. The COVID-19 outbreak continues to test our businesses, lifestyle and routines.  For many of our customers, that has meant closing the physical location of their business, and for other customers, it has meant closing the doors of their business completely for an extended period of time.

We are closely monitoring all new developments and have compiled the following COVID-19 resources, for reference purposes only. OUR BUILDING OPERATIONS

As a response to the COVID-19 pandemic, Carr Properties is committed to the implementation of a broad, portfolio-wide safety, wellness, and sanitation program for the benefit of our customers, employees, service providers and guests. [06/10/2020 // Clarendon Square] Effective June 10, the parking garage hours have been temporarily adjusted to the following. All monthly parkers will continue to have 24/7 access via their access card.

  • Monday-Friday: 6AM-9PM
  • Saturday: 11AM-8PM
  • Sunday: Closed

[05/13/2020 // Portfolio-Wide] D.C. Mayor Muriel Bowser issued Mayor’s Order 2020-066 (the “Face Mask Order”), which requires that, beginning at 12:01 AM on Saturday, Mar 16, 2020, all persons must wear a face mask or face covering while they are engaging in Essential Business or Minimum Basic Operations for nonessential businesses if they are in the presence of others persons. A copy of the Face Mask Order can be found here. Any terms not defined herein, are defined in the Face Mask Order.

  • In response to the Face Mask Order, Carr Properties is now requiring all customers, building vendors, contractors, workers and visitors entering any building owned or managed by Carr Properties to be wearing a face mask or face covering, while they move through the common areas of the building.
  • Any individual attempting to enter the building without a face mask or face covering shall not be permitted to enter the building until they put on a face mask or covering.
  • Pursuant to our leases with our customers, Carr Properties as landlord or agent under such lease has adopted these procedures as part of the building rules and regulations for the health safety of our customers.
  • These rules shall apply during the current uncertain period brought about by the COVID-19 pandemic until further notice from Carr Properties; provided however, nothing contained here shall be construed to impose upon Carr Properties, or its agents or representatives, any duty or obligation to enforce these rules and Landlord shall not be liable to any customer or individual for violations of the same.

[04/02/2020 // 2311 Wilson Blvd] Effective April 1, the parking garage hours have been temporarily adjusted to the following. All monthly parkers will continue to have 24/7 access via their access card.

[04/01/2020 // The Hub & King I] As a result of the Stay at Home Orders put into effect by DC’s Mayor Bowser and Virginia’s Governor Ralph Northam, concierge services at The Hub and King I will be temporarily suspended until further notice.

[03/19/2020 // Portfolio-Wide] Effective Friday, March 20, and until further notice, all properties will remain secured during regular business hours. Access to all perimeter doors will now require a Datawatch fob/access card. Please ensure to coordinate access for all visitors and guests and have them register with the security guard or concierge at the main lobby desk of your property.

[03/18/2020 // The Hub, Clarendon Square, 1700 New York & 4500 East West] Sweetgreen’s mission is to build healthier communities by connecting people to real food and their Outpost program is an extension of that mission. Due to the ongoing pandemic, sweetgreen has made the difficult decision to temporarily close down all Outpost locations effective Thursday, March 19. We will communicate the relaunch date via email, once this is confirmed.

[03/16/2020 // Portfolio-Wide] As customers continue to activate their telework policies, we have received several inquiries regarding the delivery of mail and packages.

We encourage each customer to establish their mail and package delivery plan as these items are personal to each business. We recommend that customers regularly check courier websites for established contingency plans (i.e. UPS, USPS, and FedEx). Below we have provided a selection of links to frequently used courier websites:

  • FedEx: Follow this link to customize delivery options;
  • UPS: Follow this link to request a pick up hold.

We will continue to monitor and share additional links or resources as they become available.

[03/15/2020 // Portfolio-Wide] As we continue to closely monitor the evolving nature of the COVID-19 outbreak, we want to give you some important operational updates at our properties.

  • Property Management & Engineering Staffing: Beginning on Monday, March 16, we will rotate our onsite property management team in alternate shifts on a daily basis.  Further, while our engineers will continue to work their regular onsite schedules, each engineering team member will work individually and practice social distancing while at the property.  As the COVID-19 outbreak continues to evolve, we may elect to alternate engineering shifts as needed.  We will prioritize work orders to ensure we remain responsive to our customers’ needs and apologize in advance for any delay that may result in resolving work orders.
  • Fitness Center & Locker Rooms: Effective immediately, we are closing our fitness center and locker rooms in an abundance of caution and to promote social distancing. At this time, access to fitness center and locker rooms has been disabled. If you need to retrieve an item please contact the management office.
  • Building Conference Centers: All building conference center reservations are being immediately suspended until further notice. At this time, access to the building conference centers has been disabled. Property Management will reach out directly to anyone who has an upcoming reservation.

We continue to monitor the recently passed legislation that includes aid packages, payroll provisions, and tax implications for small businesses. We also encourage you to reach out to your local lender for assistance as many lenders have put in place various resources for their customers, including loan deferral programs during the COVID-19 crisis.

FINANCING RESOURCES

The Federal Government, as well as State and Local Governments, have passed legislation to create programs that offer assistance and support to businesses across the country.  These new programs are rolling out through various agency outlets.  Many of these new programs have opened their application process already, while others are still coming online.  We encourage you to research what makes the most sense for your business, speak with your financial and tax advisors about these programs and the benefits they can have on your company prior to applying. We also encourage you to apply for these programs as early as possible, as many of these programs  have application deadlines and others will be backlogged after the initial wave of applications are submitted.

The Small Business Administration has a variety of available programs for small businesses available in the wake of COVID-19.

  • A Summary of SBA Resources
  • To Find an SBA Lender or obtain counsel on SBA related matters click here.
  • Small Business Association Disaster Loan Program: The SBA is working directly with state Governors to provide small businesses with working capital loans of up to $2 million to overcome temporary loss. These loans may be used to pay fixed debts, payroll, accounts payable, and other bills. Email disastercustomerservices@sba.gov, call 1-800-659-2955 or apply here.
  • Paycheck Protection Program: prioritizes millions of Americans employed by small businesses by directing $349 billion towards job retention and business operating expenses. Under this program:
    • Eligible recipients may qualify for a loan up to $10 million determined by 8 weeks of prior average payroll plus an additional 25% of that amount.
    • Loan payments will be deferred for six months.
    • If you maintain your workforce, SBA will forgive the portion of the loan proceeds that are used to cover the first 8 weeks of payroll and certain other expenses following loan origination.

  • SBA Express Bridge Loans: This Express Bridge Loan Pilot Program allows small businesses who currently have a business relationship with an SBA Express Lender to access up to $25,000 with less paperwork.
    • These loans can provide vital economic support to small businesses to help overcome the temporary loss of revenue they are experiencing and can be a term loans or used to bridge the gap while applying for a direct SBA Economic Injury Disaster loan.
