Carr Properties’ Recently Delivered Repositioning & Spec Suites Drive Strong Leasing Momentum at 100 Congress

Carr Properties (“Carr”), a leading owner, operator, and developer of premium quality office and residential properties, today announced that it has signed seven lease deals totaling approximately 35,000 square feet at 100 Congress. Carr recently completed an extensive building repositioning at this 22-story office tower in the heart of downtown Austin, Texas, which they co-own with Morgan Stanley.

The leases are a mix of new customers and renewals, including:

  • QuinStreet, Inc, a marketing firm that matches online consumers to product and service providers, has leased a 5,302-square-foot new spec suite on the 4th floor.
  • Obra Capital, a vertically integrated asset management firm, signed a 3,290-square-foot lease within a new spec suite on the 7th floor.
  • TTEC Services Corporation, a leading digital global customer experience technology and services company, has leased a 2,744 square foot new spec suite on the 14th floor.
  • Peach Tree Group, a real estate investment firm, signed a 4,884-square-foot lease on the 14th floor as its new office location in Austin.
  • Littler Mendelson P.C., a U.S-based labor and employment law firm, renewed its lease on the 14th floor and expanded, now taking a total of 7,497 square feet.
  • Durbin Bennett Tax Advisors, Inc., a tax and financial consulting firm, renewed its lease for 5,863 square feet of space on the 16th floor.
  • A Texas-based law firm expanded by an additional 6,215 square feet, now occupying a total of 85,079 square feet of space within the property.

The building’s recent leasing momentum is driven by the appeal of its newly remodeled amenity spaces by the global design firm, Olson Kundig. In the summer of 2024, Carr unveiled the design transformation which included the newly revitalized 8,990-square-foot lobby and expanded fitness center and locker rooms.

In addition to the amenity renovations, Carr also invested in building marketing-leading spec suites across three floors. The spec suites include features such as tall ceiling heights, open floor plans, and high-end modern finishes with advanced technology, lighting, and premium materials, making them a standout in the Austin market. Of the seven spec suites, Carr has pre-leased five ahead of delivery this month.

“We looked at several spec suites in downtown Austin, but 100 Congress stood out from them all,” shared Bre Brown, Vice President of JLL who represented Obra Capital. “The curated elements and high-end finishes were thoughtfully designed, instead of copied and pasted from a standard template. The result is a space that feels more like a custom, hospitality workspace as opposed to a generic office.”

Troy Holme and Katie Ekstrom of CBRE, together with Kaitlyn Rausse and Ryan Lopez of Carr represented the landlord in these deals. 100 Congress now has 104,200 square feet remaining to lease with the largest contiguous block totaling 41,671 square feet on floors five and six with unobstructed lake views.
