Carr Properties Announces First Development Project in Austin, Texas

Development to Offer World-Class Office Space with Latest Sustainability and Wellness Features

Carr Properties, a preeminent owner, operator and developer of high-quality commercial properties in the Washington, D.C., Boston and Austin markets, is expanding its Austin portfolio with the development of Block 16, a 43-story premier office tower that will offer up to 738,000 square feet. Once completed, Block 16 will offer exceptional views, unmatched sustainability features, market-leading amenities and hospitality-led service. Carr Properties is partnering with Manifold Development as its local partner for Block 16. 

Block 16 is located in the heart of downtown Austin at the intersection of San Jacinto Boulevard, Trinity and Second streets, offering easy access to the Central Business District, the Rainey Entertainment District, and Lady Bird Lake Hike & Bike Trail. Block 16 benefits from its proximity to the Austin Convention Center and the future rail station.

The project will include a market-leading fitness facility, multiple meeting areas and first-class food and beverage offerings. It is intentionally designed to offer a cutting-edge workplace environment that takes advantage of the latest sustainability and wellness features. 

Designed by Gensler, each floor will offer 10-foot, floor-to-ceiling windows and a virtually column-free workplace environment designed to maximize efficiency and access to light and air. Additionally, at Block 16, Carr is planning to unveil an approach to indoor air quality intended to maximize the health and wellness of the customers in the building.

The project is currently available for pre-leasing with expected completion in spring 2026.
